Administration of
the Construction
Contract
For clients who want to
use the traditional
design-bid-build method
of delivery and use a
general contractor, On
Site Management Inc can
provide the
administrative services
to monitor the GC’s
compliance with the
design and construction
documents. This is
usually compensated as
portion of the overall
architect services
agreement. |

Construction
Management
When clients have a need
for fast-tracking or
more direct control over
cost distribution and
work quality of
individual trades, On
Site Management Inc.,
can act as the agent of
the owner in providing
construction management
services, overseeing the
individual prime
contractors of the
various trades, prepare
and monitor the
construction schedule,
provide cost accounting,
and monitor quality. CM
services are usually
compensated as a lump
sum or percentage of
construction cost and
included in the overall
architect services
agreement or as an
amendment. |

General
Contracting
On particular building
projects and upon a
client’s specific
request, On Site
Management Inc., can act
as the general
contractor once the
building design is
completed. As may be
appropriate, we can work
with contracts that are
lump sum, cost plus, or
time and materials. The
critical issue for
clients to contemplate
is that, when working as
the GC, On Site
Management Inc has a
financial interest in
the project and is no
longer the independent
consultant of the owner.
